Staging -- for less !!
Staging a home doesn’t have to be expensive -- I’m sure nearly all of us have seen on HGTV how a designer can take an inflatable bed and some linens and make it look spectacular -- one would never know that there’s just air and plastic underneath. For example, you can get double (full-sized) air beds at Target for just over $60.
Stagers generally recommend that when staging, you should focus on the master bedroom and bath, the dining room, the family room and the entrance to your home. Staging doesn’t have to mean lots of furniture -- just enough to suggest a purpose for a room.
For staging a bathroom, all you really need are some nice towels, soaps and a decorative item or two -- in her blog post, Realtor Julianna Hind shows how easy and (cheap) it is to stage a bathroom -- but the bathroom she worked with is already beautiful, so her task may have been a little easier.
While you could purchase inexpensive furniture or rent some to furnish your vacant property, you could also try leaving a few of your own furnishings behind or borrowing some from family and friends. (How many of us have no longer used or handed-down furnishings stored in our basements?)

Virtual Staging - It Works !!
Now there is also VIRTUAL STAGING, an Idea worth looking into if the home is vacant. Builders have been using this technology for several years as a way to cut the cost of building model homes and design centers. It’s only been in the last couple of years, however, that virtual staging has expanded into the realm of home staging, and it’s flown completely under the radar until now. If there’s a danger in virtual staging, it’s that some viewers might not understand that what they’re looking at isn’t real, and feel like they’ve been deceived. I think the risk of this is highest if the virtual staging included changing the wall colors or adding light fixtures or window treatments, which many times are included in a house. A simple disclaimer on the listing would take care of that, though.
